QUESTIONS ABOUT THE LOTS
 
When will the lots be available?
Lots will be available for stage 1 sales in 2022/2023. Lots will be registered early 2023.

How big are the lots?
The lots vary from 2 acres to over 5 acres in size. You can view the MasterPlan where you will find additional information on each lot including lot numbers and sizes.

What type of home can I build?
The vision for Coorabell Ridge is to create a uniquely contemporary Australian community, one that prioritises architecturally high standards of design and a connection with nature. Homes will need to meet energy efficient and sustainable standards. Design Guidelines are in place to protect your investment and ensure only the highest standard of living is achieved throughout the estate. The Design Guidelines will be available to download shortly.  

How soon can I build my dream home?
After you have chosen your preferred lot and exchanged contracts for sale, you will be able to start designing your home in accordance with the Coorabell Ridge Design Guidelines (available online soon). When the lots are registered in 2023, you will be able to lodge your new home Development Application with the Byron Shire Council for approval to start building. 

Do I have to pay annual fees to live at Coorabell Ridge?
Coorabell Ridge is a Community Title Subdivision. This means that you own your own lot, and also have unlimited access to the shared spaces, including 62 acres of Rainforest Valley and Parklands, walking trails, bespoke River Pavilion, fire pit gathering area, naturalistic children's play area and more. Management of these facilities will be covered in quarterly body corporate fees which will be payable by each lot owner and is estimated to be approximately $1800 per quarter.

What services will be available?
Living at Coorabell Ridge means you will be making as choice to live sustainably. We believe in treading lightly on the land and living in harmony with the surrounding nature. Mains electricity will be supplied to each lot with a 10 amp supply. This means that you will need to supplement this with Solar power. Fast and wireless NBN internet connection is available at each lot. Each house will need to provide it's own rain water supply and waste water management system. 

Can I keep animals on my lot?
Coorabell Ridge is a wildlife sanctuary. It is a place where people can connect with nature and a wonderful variety of Australian wildlife. To preserve the natural wildlife at Coorabell Ridge, measure are in place for the management of animals. Yes, you can keep animals at Coorabell Ridge within the guidelines. You will be able find more information in the Design Guidelines regarding the keeping of animals.

Where is Coorabell Ridge located?
Coorabell Ridge is centrally located between Byron Bay, Mullumbimby and Bangalow in the Byron Bay Hinterland 15 minutes from Byron Bay township. To protect the discretion of our future residents, the estate address will only be available for private viewings by appointment.

Are there airports close by?
Ballina Airport is a 25 minute drive and Gold Coast International Airport is a 45 minute drive, making access to Coorabell Ridge from major cities convenient and easy.
 
Are there schools nearby?
Coorabell Public School and Federal Community Children's Centre are both conveniently located just a 4 minute drive. Byron Bay, Bangalow and Mullumbimby have reputable schools all located within a 10 to 20 minute drive.

QUESTIONS ABOUT LAND CONSERVATION
 
Can I cut down trees?
The Eucalyptus forest has been carefully thinned to capture Northerly hinterland views and create ideal solar access to all building sites, while maintaining Westerly shade, privacy and scenic qualities. In order to protect these values for each home site, lot owners will need permission to remove any Eucalyptus trees. Native rainforest trees shall not be removed. 

Is there a rainforest at Coorabell Ridge?
Yes. Large drifts of rainforest are being regenerated, enhanced and expanded through the Coorabell Ridge Conservation Plan which will be available to download shortly.  It is our vision to return the rainforest to the original state as it was over 40 million years ago. This rainforest region was previously known as The Big Scrub. So far, over 5000 new rainforest trees have been planted with many thousands more to be planted.
Walking trails have been carefully positioned so that residents can enjoy the natural wonders of the Coorabell Ridge rainforest valley.
